Stucco Inspection

Should I Get a Stucco Inspection of My New Home?

Stucco stands the test of time compared to other building materials, including wood and brick. This type of home exterior provides excellent insulation, keeping warmth in and moisture out. However, improper construction and application result in moisture and damage. Consequently, Worldgate Plaster & Stucco Company (Reston, VA) recommends a stucco inspection when purchasing a new home. Here’s what you need to know.

Stucco vs. EIFS

Did you know that some buildings made of stucco still stand after more than a thousand years? Stucco provides durability, insulation, and beauty when properly constructed, applied, and maintained. Because stucco performs best in arid environments, a synthetic version has gained popularity: Exterior Insulation and Finishing Systems (EIFS) expanded stucco's reach. Furthermore, EIFS allowed greater variety when it came to texture and color, creating even more demand.

Just like stucco, EIFS requires expert skill to construct and apply. Without a secondary drainage opportunity, cracks will allow moisture to enter and sit behind the exterior. Obviously, stagnant water between walls will create significant issues, including mold and structural risks. For this reason, proper application means everything. Additionally, periodic inspections ensure the exterior remains solid and waterproof.

Older Homes vs. New Homes

Previous generations of EIFS didn't include drainage systems. When buying a home, you should determine whether the exterior is stucco or EIFS. If EIFS, consider asking when installation occurred and what type of EIFS was used. While we recommend a stucco inspection no matter the age of the home, older homes carry more risk.

Home Inspection vs. Stucco Inspection

Buyers should understand that a stucco inspection is a specialty inspection. As such, stucco inspections aren't part of typical home inspections. Not all home inspectors have the experience, equipment, or certification to properly inspect stucco. Water penetration sometimes goes unnoticed without the right equipment to spot it. Moreover, construction methods and building codes change over time. Thus, credentialed stucco inspectors are better positioned to inspect the property knowledgeably.

Purchasing a new home requires substantial financial and emotional investment. Accordingly, protect your investment by ensuring the integrity of the home exterior with a stucco inspection from a qualified professional. Additionally, we recommend periodic inspections to maintain confidence and address any emerging issues promptly.

Worldgate Stucco vs. Competitors

Worldgate's founder got his start from homeowners who pursued him for his knowledge and specialized skill. Having been in the business for decades, he and his team of professionals understand stucco and EIFS from mix to finish. Standard home inspections fail to deliver the expertise and equipment necessary to provide accurate assessments. When you want a licensed and insured professional to install, inspect, repair, or maintain your stucco or EIFS cladding, go with Worldgate. You can expect a detailed, comprehensive report on time, and with recommendations and estimates. If you live in Fairfax County or the surrounding area, call (703) 283-6886 to schedule an appointment, or request an estimate online.
